The Community Manager is responsible for providing leadership and direction to associates at their assigned property. The Community Manager is tasked with mentoring property associates and ensures all team members support the managerial, operational and financial goals of the company, and understand their role in achieving all established goals. The Community Manager advocates on behalf of team members to enhance individual performance and provides excellent customer service to residents. Qualified candidates will have 3-5 years or more of experience in the property management industry, preferably as a leasing consultant and Assistant Community Manager, in addition to an Associate’s or Bachelor’s degree in business, or equivalent experience.
The Assistant Community Manager (ACM) oversees the staff in the Community Manager’s absence. The ACM works closely with the Leasing Office team in order to achieve optimum occupancy and rent revenue. The position provides exceptional service to residents, future residents and internal team members. The ACM maintains the bookkeeping for the community, disperses legal documentation, assists in all marketing efforts, assists in budget meetings/processes, and also contributes to the overall leasing process. Qualified candidates will have at least 4 years of sales/leasing experience, 2 years of administrative/management experience, and a high school diploma or GED.
The Resident Concierge (RC) is the first point of contact, welcoming potential residents, existing residents, guests and visitors as they arrive to our communities. The Resident Concierge provides an overview of community information to those inquiries in support of the marketing and sales efforts, and also provides information about the local area. Additionally, the RC manages the package center making sure that every resident interaction ends with a smile. The RC position is the communication center of the Leasing Office, providing residents community communication daily, weekly, or monthly via verbal, print and electronic mediums. The RC is dedicated to fostering an on-going positive relationship with residents and delivering exceptional customer service to ensure the maximum number of lease renewals. Qualified candidates will have at least 2 years sales/leasing experience or equivalent business experience; a college degree is preferred, but not required.
The Leasing Associate performs essential duties including demonstrating and leasing apartments through sales and marketing efforts. Leasing professionals must have a thorough knowledge of the local leasing market, competitors, and be able to analyze market data, generate prospects, and promote the property through marketing initiatives. The Leasing Associate works with the Community Manager to ensure the efficient operation and administration of the leasing office; this includes performing basic Accounting work. Required experience and education: 2 or more years of successful direct real estate, retail sales, hospitality, or marketing; a high school diploma.
The Maintenance Supervisor performs and supervises general carpentry, masonry, painting, and heating and air conditioning work, as well as appliance repair and installation. Duties will include ensuring the proper appearance of the community’s interiors, exteriors and grounds. You will also direct and administer the entire maintenance program, including ensuring that all service requests are completed; completing budget preparation and management; ordering and managing supplies; billing; preparing schedules; supervising maintenance personnel; performing work orders; coordinating staff training; and, performing other general record-keeping. The Maintenance Supervisor will work with general contractors and perform project management functions. Must be able to lift fifty (50) pounds. Qualified candidates will have a high school diploma or GED, technical training in one or more trades, and at least five (5) years of progressive maintenance experience in the hospitality, commercial real estate, or multi-family industry. Previous supervisory/leadership experience is required. EPA certification required. CFC or CPO certification is preferred.
The Maintenance Technician I is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain equipment and goods in Merion Residential’s communities. Follows safety, predictive and productive maintenance systems, guidelines, and processes to support the achievement of the community’s business goals and objectives, with resident satisfaction being paramount. The Maintenance Technician inspects all make-ready repairs and services. Must be able to lift fifty (50) pounds. At least two (2) years of progressive maintenance experience in the hospitality or multi-family industry is required, as well as a high school diploma or GED. EPA, CFC or CPO certification is preferred.
The Maintenance Technician II maintains a positive relationship with all residents and fellow staff members to ensure excellent customer service. Position requires the ability to work on-call as assigned. Performs duties that support the maintenance needs of the community. Performs all other duties as directed by the Community Manager or Maintenance Supervisor, and assists the overall team effort to deliver an exceptional living experience to all residents. Qualified candidates will have at least 1 year of maintenance or construction experience, as well as a high school diploma or GED, or an equivalent number of years of education and maintenance experience.
